Hold Your Own Open House
If you have decided to sell your own home without the aid of a realtor, you should still use every possible marketing strategy available. Your goal with marketing your home to to get as many people as possible to come and look at your home. Once you have your home listed in the MLS database, people are going to want to come and view your home. You can hold private showings but you may find that your constantly having to stay at home to allow people over to view your property.
There is an another way, schedule periodic open house hours. Open house hours are designed to allow people to come and visit your home without having to make an appointment. Some people will travel from open house to open house on the weekend instead of spending their week nights visiting homes. You may even find that many of the people who visit your home during open house hours are people who do not have a realtor helping them, they are purchasing solo.
Holding an open house is very easy. First, make sure your home is in tip-top shape and put away any clutter. People are coming to look at the space and house they may purchase, not at your collection of collectable clowns. Choose a regular time to hold your open house hours and include the details in your MLS listing and any additional advertisements you do. You may even want to put out open house signs on the day of your open house to drive in additional viewers.
When people visit, let them look without following or badgering them. You can approach people to see if they have any questions but do not offer them a cup of coffee. Let people shop for their new home on their own time and before you know it, you will have sold your home.
